One guest room in a single-family house

I am leasing one guest bedroom in a 3B2B (3 bedroom, 2 bathroom) single-family house located in the Ponderosa Trails neighborhood, just a 7-10 minute drive to NAU.

This guest bedroom will be available immediately.

Details:
• Two guest bedrooms... share a full bathroom, and the other guest bedroom will be occupied by a male NAU graduate student with whom you will be sharing a bathroom.
• The master bedroom has its full bathroom, currently occupied by a male who works full-time at Flagstaff.
• Basic furniture is included.

• This guest bedroom lease options
o 12-month lease: $875 per month (preferred)
o 11-month lease: $925 per month
o 10-month lease: $975 per month
o Longer lease opinions are available for discussion.
• The monthly payment for this guest bedroom also includes city water and sewer, trash and snow removal, and Optimum internet.

• Gas and electric bills are shared with the other roommates.
• You will have one parking space, either on the driveway or off-street.
• Washer/Dryer in Unit.

Requirements for New Roommates:
• No pets, no smoking or vaping, no parties or events.
• Maintain a great hygiene habit
