Room in small house 10-15 min drive from North campus

I'm looking for a housemate to take the small room in standalone house in Sunnyside. The bathroom is shared with one woman. There's a huge front yard with extra parking, a fenced backyard, storage shed, and washer/dryer, NO dishwasher (respectfully,... please do not inquire if you find it difficult to keep up on washing your dishes). Utilities will be split evenly. The common areas are furnished but the room will be unfurnished. I have a large senior dog already; no more pets please.

The house is a few blocks from a bus stop and is easily bikeable to downtown, NAU, fourth street shops, Cedar House coffee, etc. The neighborhood is usually quiet.

You would need to be approved by the landlord via I believe $35 Zillow application. The room is available by June (flexible move in date, the current tenant is mostly moved out) and I'm looking for someone to join the ***12-month lease from Sept 1, 2026 - Aug 31, 2027***. - this is not a summer only sublet.

About me: I work at NAU and have a couple of work from home days per week. I'm pretty quiet, so hoping for someone similar - as in, I'm not the type to have filler noise on in the background all the time. I'm more of a night owl. In my free time I'm usually out hiking or driving around with my dog, and when I'm home I generally relax in my room. LQBTQ+ friendly. Prefer not to have guests over very frequently but as with most things, communication is just key for making things work as housemates.
